Hyderabad Defies Metro Slowdown With 15% Surge in Housing Sales: PropTiger Report
While the residential real estate market across major Indian metropolitan hubs witnessed a slowdown, Hyderabad continued its strong growth momentum. According to the latest ‘Real Insight’ report released by real estate brokerage platform PropTiger, home sales across India’s top eight cities declined by 6 percent between April and June, while Hyderabad recorded a remarkable 15 percent growth.
During the April–June quarter of the current fiscal year, housing sales in Hyderabad reached 13,196 units, up from 11,513 units sold in the corresponding period of the previous year.
National Trend: Slower Metros, Resilient Southern Hubs
Across the country’s top eight property markets, overall residential sales contracted by 6 percent, slipping from 97,674 units to 91,729 units. Major hubs including Mumbai, Bengaluru, and Delhi-NCR recorded drops in sales volumes, whereas Hyderabad and Chennai bucked the broader downward trend to register positive growth.
The report noted that broader homebuying activity slowed nationwide as buyers adopted a cautious approach amid geopolitical tensions in West Asia and emerging uncertainties regarding the impact of artificial intelligence on tech employment.
Market Maturity and Robust Pricing
Despite cautious sentiment in select markets, real estate values have held firm. Average residential prices have sustained above ₹10,000 per square foot for two consecutive quarters.
“The real estate market is not weakening; it is maturing. Buyers are actively choosing quality homes. Average prices have consistently remained above ₹10,000 per sq ft for two quarters in a row, and the upcoming festive season presents strong growth opportunities for developers,” said Prakash Tejwani, CEO of PropTiger.
