Hyderabad’s Ascent as a Premier Luxury and Wealth Hub
Hyderabad is rapidly transitioning from a conventional wealth generation center into a premier market for luxury consumption, powered by an expanding affluent demographic. According to Kotak Private Banking, this rising population is significantly driving demand for high-end residential real estate, premium products, and bespoke lifestyle experiences. This shift is most prominent in the ultra-luxury housing sector: data from the CRE Matrix and India Sotheby’s International Realty Southern India High End Luxury Housing Report FY26 reveals that Hyderabad recorded over 2,000 sales of homes priced at ₹10 crore and above across four years, with annual sales climbing from 184 units in 2021 to 570 in 2025. The momentum peaked in FY26 with 625 homes sold for a combined ₹8,562 crore.
Emergence of New Luxury Hotspots in Western Hyderabad:
While traditional enclaves like Banjara Hills and Jubilee Hills retain their prestigious status, western Hyderabad has emerged as the primary growth corridor for luxury real estate. Key micro-markets have captured major transaction volumes in FY26:
Kokapet: Recorded 111 luxury homes priced at ₹10 crore and above, valued at ₹1,298 crore.
Nanakramguda: Followed closely with 81 units worth ₹973 crore.
Manchirevula: Accounted for 67 units valued at ₹1,111 crore.
This expansion into hubs like Gachibowli and Tellapur reflects wealth generation aligning closely with the city’s burgeoning technology and business ecosystems, prioritizing space, privacy, scenic views, and world-class amenities over mere address value.
Evolving UHNI Consumer Profile and Preferences:
Commenting on the changing consumer landscape, Vodhi Chakravartty, Business Head – UHNI, Kotak Private Banking, noted: “The Hyderabad UHNI client is evolving from a wealth creator into a more confident luxury consumer. What stands out is the importance of quality, privacy and personalised service. As clients become more globally exposed, they increasingly expect access to exceptional products and experiences, delivered with a level of service that understands their individual preferences.” The buying dynamic has expanded beyond established business families to include younger professionals, entrepreneurs, women, and multi-generational households, where relationship-building and customized experiences take precedence.
Shift Toward Experiential Luxury, Wellness, and Travel:
The transformation extends from physical asset ownership to experiential lifestyle choices. According to Kotak Private Banking’s Luxury Index 2025, luxury experiences grew by 11.6% annually, while health and wellness surged by 14.3% between 2022 and 2025. Coupled with insights from the Top of the Pyramid report highlighting increased spending on wellness and international leisure travel among India’s UHNIs, Hyderabad presents lucrative expansion opportunities across luxury hospitality, curated travel, private dining, and bespoke wellness services. For luxury brands, success in Hyderabad relies on personalization, exclusivity, and meeting global standards of service.
