The Most Expensive Mistake in Real Estate… Are You Making It?
By Surya Prakash Josyula
Sometimes, we take days, months, or even years to make a single decision. Deep down, we all carry a fear of making the wrong choice. While that fear might protect us to some extent, there are moments in life where delaying a decision becomes the most expensive mistake of all.
In real estate, that cost isn’t just a few thousands—it can run into lakhs or even crores. “Ah, I should have bought it back then…” is a line you hear all too often whenever people talk about real estate in the Telugu states.
A plot in Kokapet, a venture you liked in Narsingi, a gated community in Kollur, or land towards Shamshabad—it is the same story everywhere. People postponed their decisions thinking, “Let’s wait a bit,” “Let’s buy when prices drop,” or “Let’s check out one more project.” Years later, they look at those same locations with deep regret. The market, after all, waits for no one.
Who Is the Real Villain in Real Estate?
Most people think the biggest villains in real estate are scams, fake documents, or fraudulent projects. But experienced consultants point to a different truth. What hits most people hard in real estate isn’t the market—it is their own self-doubt. In psychology, this is called Analysis Paralysis.
It simply means analyzing too much, examining every single detail over and over, asking everyone for their opinion, and ultimately making no decision at all. Have you fallen into this trap too? Take a moment to think honestly.
Are you watching real estate videos on YouTube every day? Visiting a new project every week? Talking to four or five brokers? Taking advice from ten different friends? Waiting for prices to drop? Postponing it by saying, “Let’s see next month”?
If you are doing all this and still not taking a single step forward, it isn’t because you have too much information—it is because your courage to make a decision has weakened.
Why Is Hyderabad Still a Hot Property Market?
Over the last decade, Hyderabad has emerged as one of the fastest-growing cities in the country. IT jobs, the pharma industry, data centers, metro expansion, the Outer Ring Road (ORR), the proposed Regional Ring Road (RRR), and new connectivity projects have fueled the city’s expansion. This impact is clearly visible in real estate. Prices in areas like Kokapet, Narsingi, Tellapur, Kollur, Patancheru, and Adibatla have grown significantly over the past few years.
At the same time, market analysts note that compared to metros like Mumbai and Bengaluru, certain areas in Hyderabad still offer gated community projects within reasonable price ranges. That is why many view it as a market where the window of opportunity hasn’t fully closed yet.
So, Should You Buy Immediately?
Not at all. Haste in real estate is equally dangerous. But endless, non-stop doubts are just as risky. What you need is a balance between the two.
Three to six months… that’s all it takes.
Whenever you want to buy a property, fix your budget first. Decide on your preferred location. Verify the legal documents. Take expert advice if needed. After that, set a goal to make a decision within three to six months. Because even if you search for years, you will never find a 100% perfect property. But good opportunities won’t wait for you.
The Ultimate Reality
If you don’t buy Bitcoin, it remains a missed investment.
If you don’t buy shares, it stays as a lost opportunity.
But a plot you decided not to buy in real estate will stand right in front of your eyes every single time you drive down that road.
That is why regret in real estate doesn’t just live in calculations—it lives in your memories.
