ITC Hotels Strengthens Luxury Footprint with ₹205 Crore Acquisition of The Zuri Kumarakom in Kerala
KUMARAKOM: ITC Hotels Limited has signed definitive agreements to acquire The Zuri Kumarakom, Kerala Resort & Spa, marking the company’s first fully owned resort property in the premier leisure destination of Kerala.
Under the terms of the agreement, ITC Hotels will acquire a 100% stake in Zuri Hotels & Resorts Private Limited (ZHRPL), the owning entity of the resort, for an enterprise value of ₹205 crores. The transaction is being executed on a debt-free and cash-free basis and is expected to be fully consummated within the next few days.
An Overview of the Premium Waterfront Asset:
Nestled along the banks of the Vembanad Lake, the 18-acre luxury property is located approximately 70 kilometers from Cochin, making it a highly accessible hub for international and domestic travelers.
The resort features:
72 Premium Keys: Including 38 private villas and cottages.
Unique Topography: Accommodations are structurally designed around a sprawling 5-acre man-made lagoon that mirrors Kerala’s iconic backwaters.
World-Class Amenities: Multiple fine-dining venues, dedicated event spaces, and approximately 20,000 square feet of specialized spa and wellness facilities.
Strategic Value and Revenue Projections:
The acquisition aligns with ITC Hotels’ post-demerger strategy to aggressively expand its asset-right and owned luxury footprint across India’s high-growth hospitality corridors.

Following the handover, the property will undergo an extensive renovation phase to rebrand it under the flagship “ITC Hotels” banner. The design overhaul will reflect the brand’s ethos of being “Rooted in the Soil,” blending modern luxury with traditional Kerala woodcraft, stonework, and indigenous architectural heritage.
By leveraging ITC Hotels’ institutional strengths—including the Club ITC loyalty program, extensive global distribution networks, and signature culinary brands—the company projects the stabilized revenue of the resort to increase to nearly three times its current operating levels, proving highly margin-accretive to the overall ITC Hotels portfolio.
